First time home buyer HDB: Single Scheme and grants

As a first-timer single Singapore Citizen (SC) who is 35 years old or above, you might be eligible for the following CPF housing grant(s):

  1. Singles Grant

  2. Enhanced CPF Housing Grant (EHG) (Singles)/ Additional CPF Housing Grant (AHG) (Singles)^

First Timer Single Grant Singles Grant – $25,000 (2rm to 4rm flat, income ceiling $7,000) Singles Grant – $20,000 (5rm and above, income ceiling $7,000)

Proximity Grant Singles Proximity Grant – $15,000 (live with parents/child) Singles Proximity Grant – $10,000 (within 4km to parents or live with parents)

Enhanced CPF Housing Grant (EHG) (Singles)/ Additional CPF Housing Grant (AHG) (Singles) This is given on top of the CPF Housing Grant. Flat must have sufficient lease to cover the youngest buyer to the age of 95 to qualify for the full EHG. Otherwise, the EHG will be pro-rated.

The EHG (Singles) amount is based on the average gross monthly household income for the months worked in a 12-month period prior to the date of your resale application. The incomes of all working persons in the household (i.e. applicants and occupiers) are included in the assessment.

Eligibilty :- You must :

  1. Have worked continuously for 12 months prior to the resale application

  2. Still be working at the time you submitted the resale application

Enhanced CPF Housing Grant (for Single)  – Grant Amount from $2500 to $40,000 (average income not more than $4,500 month)

First time home buyer process for HDB Single Scheme: 

  1. Single person must be 35 years old or above

  2. Apply HLE (must be approved before placing an Option Fees) / Bank Loan

  3. Submit “Intent to Buy” through HDB website

  4. Place $1,000 “Option Fees” to seller in exchange for Option To Purchase document (Option must be exercised within 21 days, it will expire after 21days and $1,000 will be forfeited)

  5. Request for HDB Valuation (within 24 hours).

  6. Get bank loan approval if taking loan from banks.

  7. Once Valuation Report is out (within 1 to 2 weeks), buyer can choose to Exercise the Option by placing $4,000 “Exercise Option Fees” to seller.

  8. HDB Submission online via HDB Resale Portal ($60 or $80 administration fees depending on the unit type)

  9. Prepare softcopy of parents IC image front and back, marriage certificate if taking Proximity Grant

  10. Bank Loan Approval and Appointed Solicitor’s letter if taking a bank loan.

  11. HDB Approval letter will be sent to both Seller and Buyer within 2 weeks. Approval letter will state the completion date (Completion date is normally 8 weeks from the last party that completes the HDB Submission online).

  12. HDB will request for Conveyancing payment via HDB Resale Portal (Approximately 1 month before completion date).

  13. Endorsement of all documents online (will be instructed by HDB approximately 1 month before completion date).

  14. HDB will advice the pro-rated amount in the Property Tax payable to seller, if any

  15. Apply for Housing Insurance (to be done before HDB Completion)

  16. Apply for SP services (to be activated on any specific date required by buyer)

  17. Completion at HDB.

First time home buyer for HDB Joint Single or Orphans Scheme Singapore Citizen (SC):

As a first-timer single Singapore Citizen (SC) who is 35 years old or above, you might be eligible for the following CPF housing grant(s):

  1. Singles Grant

  2. Enhanced CPF Housing Grant (EHG) (Singles)/ Additional CPF Housing Grant (AHG) (Singles)

Buying with other single(s) under the Joint Singles Scheme or Orphans Scheme (Maximum of 2 Singles Grants)

First Timer Joint Single or Orphans Scheme Grant Joint Single or Orphans Scheme – $25,000 x 2 (2rm to 4rm flat, average gross monthly household income must not exceed ^$14,000)

Joint Single or Orphans Scheme – $20,000 x 2 (5rm and above, average gross monthly household income must not exceed ^$14,000)
